Why Is It Necessary?

An asbestos management survey within a commercial/industrial property is the minimum standard required for you to comply with UK law. The survey itself involves discreet, intrusive work with the minimal disturbance to décor and building structures to identify, as far as reasonably practicable, visible asbestos containing materials in all accessible areas of your property.


Failure of the duty holder to commission an asbestos survey as stipulated in the Control of Asbestos Regulations 2012, risks prosecution by the HSE (Health and Safety Executive) for not fulfilling their legal responsibility, if a member of the public, employee or tenant is exposed to asbestos.

The Procedure

Asbestos is not always visually obvious, and it can be impossible to know whether a material contains asbestos just by looking at it, so a survey is the only way to be sure.


The purpose of the survey is to locate and assess any asbestos containing materials at your property, especially where these materials could be knocked, damaged, or disturbed during normal occupancy, or due to foreseeable light maintenance or installations.


If our surveyor finds materials that may contain asbestos, we will take representative samples. All samples taken are then sent off to a UKAS-accredited laboratory where they will be analysed. The results will be used to compile a register of asbestos containing materials on the premises. The condition of each ACM is then assessed, and we’ll provide recommendations based on their current state and their future management.

Analysis & Surveys

To confirm the presence of asbestos, our surveyor may take a sample of any suspected asbestos material for analysis at a UKAS accredited laboratory, although a presumption a material could contain asbestos may be made under varying circumstances.
