Reasons For Conducting An Asbestos Survey In A Domestic Dwelling

In 1999 it was finally illegal to use asbestos the UK. If your property was constructed or refurbished prior to 2000, there is the possibility you may have asbestos materials internal and external of the building.


Asbestos surveys in residential properties are usually instructed for a multitude of reasons. Some of these may include the following:


  • Prior to a purchase of a property to ascertain if and where asbestos may be present and to enable a cost of asbestos removal if work may be planned once purchased.


  • If planning refurbishment of a single room or a complete house, an asbestos refurbishment survey will identify any asbestos as far as reasonably practicable to ensure people are not exposed to asbestos.


  • If planning to demolish a property to rebuild a new home, an asbestos demolition survey would be required


  • Where damage is caused to suspect asbestos materials, testing of individual materials or a targeted asbestos management survey may be required.


  • A landlord of a private dwelling may benefit for having an asbestos management survey to disclose to the tenant the locations of asbestos, safeguarding them from accidental asbestos exposure. However, it is not a legal requirement under current regulations for a landlord to have an asbestos survey undertaken unless the dwelling was part of a larger block, in which case common areas do require a management survey to be carried out to cover areas such as:


  • Corridors
  • Communal stairwells
  • Plant rooms
  • Lift shafts
  • Bin & bike stores
  • Ceiling spaces
  • External roof areas
